The Private Mortgages Course is the approved education program for Ontario mortgage agents who are progressing toward a Mortgage Agent Level 2 licence.
A Level 2 licence allows mortgage agents to deal and trade in mortgages from lenders beyond financial institutions and CMHC-approved lenders under the National Housing Act. This includes private and alternative lending sources such as mortgage investment corporations (MICs), syndicates, private individuals and other mortgage industry participants.
The course builds on your existing mortgage knowledge and helps you develop the skills needed to understand private mortgage transactions, work with a broader range of lending solutions and serve clients with more complex borrowing needs.

The Private Mortgages Course is the approved education program for Ontario mortgage agents who want to advance from a Mortgage Agent Level 1 licence to a Mortgage Agent Level 2 licence.
The course builds on your existing mortgage knowledge and introduces the additional skills and responsibilities involved in working with private mortgages. You’ll learn about private mortgage transactions, borrower and lender representation, mortgage administration, fraud prevention and professional conduct.

Introduction to Private Mortgages
Understand the role of private mortgages in Ontario’s mortgage
market and how private lending differs from traditional mortgage
financing.
Private Mortgage Transaction Process
Learn the steps involved in arranging and completing a private
mortgage transaction.
Working for the Borrower
Understand your responsibilities when representing and advising a
borrower in a private mortgage transaction.
Working for the Lender or Investor
Learn the considerations and professional responsibilities involved
when representing a private lender or investor.
Working for Both the Borrower and Lender or Investor
Understand the additional responsibilities and potential conflicts
that can arise when working with multiple parties to a transaction.
Understanding Mortgage Administration
Develop an understanding of mortgage administration and its role
throughout the life of a private mortgage.
Detecting and Preventing Mortgage Fraud
Learn to recognize potential indicators of mortgage fraud and
understand your responsibilities in helping prevent fraudulent
activity.
Ethics and the MBRCC Code of Conduct
Understand the professional and ethical responsibilities expected
when working with private mortgage clients, lenders and investors.
The Private Mortgages Course is available in three formats: instructor-led in-class, instructor-led virtual class and self-directed online learning. Choose the option that best fits your schedule and preferred way of learning.
In-Class Learning
The in-class Private Mortgages Course is delivered over five consecutive weekdays, with classes running from 9:00 a.m. to 4:30 p.m. The course is taught by experienced mortgage industry professionals and all five days of attendance are mandatory.
Virtual Class
The virtual Private Mortgages Course provides the same structured, instructor-led experience online. Classes are delivered through Zoom over five consecutive weekdays, from 9:00 a.m. to 4:30 p.m. Attendance on all five days is mandatory.
Self-Directed Online Learning
The online Private Mortgages Course allows you to complete your studies on your own schedule. Online learners must complete the course modules and final examination within six months of the original registration date.
Final Examination
All Private Mortgages Course formats include a required final examination. The passing grade is 70%. Examination arrangements vary depending on the learning format you select.
Becoming a licensed Mortgage Agent Level 2 allows you to work with a broader range of mortgage lenders, including private lenders. To upgrade from a Level 1 to a Level 2 licence, you must meet the Financial Services Regulatory Authority of Ontario (FSRA) education, experience and licensing requirements.
1. Hold a Mortgage Agent Level 1 Licence
You must already hold an Ontario Mortgage Agent Level 1 licence before progressing to Level 2.
2. Meet the Level 1 Experience Requirement
You must have been licensed as a Mortgage Agent Level 1 for at least 12 months during the previous 24 months.
3. Complete the Private Mortgages Course
Complete an FSRA-approved education program for a Mortgage Agent Level 2 licence, such as the Mortgage Professionals Canada Private Mortgages Course.
The approved Level 2 education program must be completed within two years before you apply for your Mortgage Agent Level 2 licence.
4. Pass the Final Examination
Successfully complete the required final examination included in your approved Private Mortgages Course. The passing grade for the Mortgage Professionals Canada course is 70%.
5. Apply to Upgrade Your Licence
Once you have met the Level 2 licensing requirements, your mortgage brokerage begins the application process. Your brokerage’s Principal Broker initiates the application through FSRA’s Licensing Link system.

Yes. Mortgage Professionals Canada is an approved provider of the Private Mortgages Course for Ontario Mortgage Agent Level 2 licensing.
Completing the approved education program is one of the requirements for upgrading from a Mortgage Agent Level 1 licence to a Mortgage Agent Level 2 licence.
Mortgage Professionals Canada offers the Private Mortgages Course in three formats: instructor-led in-class, instructor-led virtual class and self-directed online learning.

In-class learners write the final exam on the last day of class.
Virtual class learners receive instructions from Mortgage Professionals Canada on the afternoon of the last class explaining how to book their online exam.
Self-directed online learners must complete their course before booking an exam. Once the course is complete, the BOOK EXAM button becomes available on the My Activities page.

If you do not pass the final exam on your first attempt, you are permitted one exam rewrite.
Your rewrite must be completed within six months of receiving your exam result. You can register using the link provided in your results email.
Fees may apply depending on the exam format and location. Online exam bookings are $75, while individual exam bookings outside the GTA are $100 + HST.
If you do not pass your rewrite, you will need to re-enrol in the Private Mortgages Course before continuing your studies.
Private Mortgages Course exam results are emailed within five business days of your exam date.
Once your results are available, you can download your course completion certificate from My Activities in your MPC online account.
Course registrations cannot normally be placed on hold or transferred to another person.
Exceptions may be considered in certain circumstances. Contact the MPC Education Department by email to submit a request for review.
