Description
This course contains the following two modules which were approved by the Department of Service Nova Scotia and Internal Services (SNS-IS). The learning outcomes pertaining to these module topics are expected to be applied on the job after completion of this course.
Module 1: Detecting and Preventing Fraud in The Mortgage Industry
This module is designed to enhance mortgage professionals' awareness and expertise in tackling fraud. The main objective of this module is to provide mortgage professionals with a comprehensive understanding of mortgage fraud, its various schemes, and to introduce key strategies for preventing and reducing fraud in the mortgage industry.
Learning Objectives
By completing this module, the learner will be able to:
- Describe what mortgage fraud is.
- Describe mortgage fraud schemes.
- Identify red flags for mortgage fraud.
- Implement fraud prevention measures in your daily operations and mortgage transactions.
- Explain a brokerage’s obligations to protect client information.
Module 2: Disclosures
Mortgage brokers are obligated to disclose information to borrowers and secure written acknowledgment regarding mortgage suitability, conflicts of interest, commissions, and the cost of credit, including the initial disclosure statement. Consequently, any mention of a brokerage also pertains to the mortgage brokers and associates employed by it. This module focuses on the various scenarios in the mortgage industry where these disclosures are necessary.
Learning Objectives
By completing this module, the learner will be able to:
- Identify the disclosure documents required by law in Nova Scotia for both the borrower and the private investor.
- Describe the timing of when the disclosures need to be signed.
- Explain the Best Interests requirement, and how a brokerage cannot represent both the borrower and the private investor.
This course will take approximately four (4) hours to complete, and there are no end-of-module tests in this course. To have your transcript updated with the course, you must read each module and complete all the Knowledge Checks.
You must successfully complete this course when you renew your licence by October 31st, 2025 to ensure there is no delay in processing your renewal.
